Developers in
trouble for pre-launch eyewash
Gurgaon, April 13
The district administration
has taken a stern action against developers who collect huge amounts from
the public by offering pre-launch price schemes without getting any formal
approval from the authorities.
A number of developers in
the city are selling the plots and the flats in various locations without
a licence from the authorities concerned. They put big advertisements in
national
newspapers, appoint real
estate agents and beguile the masses by stating “the prices would escalate
after launching the project formally”.
The District Town Planning
(DTP) department has written to the Senior Superintendent of Police, Mr
Hanif
Qureshi, to lodge an FIR against M/s N R Buildcom which is “carving out
a colony in the controlled areas of Manesar and booking the plots through
some dealers illegally”.
The seven property dealers
who are booking the plots on behalf of the developers are: Ashirwad Properties,
N S & Associates, Siti Properties, Prime Properties, Goldmine Incorporation,
Yadav Estate and Dimpi Properties.
The builder, N R Buildcom,
has put up a big advertisement in the national dailies to misguide the
public, said Mr S P Gupta, Administrator, Haryana Urban Development Authority
(HUDA). The builder has violated the provisions of Punjab Scheduled Roads
and Controlled Areas Act 1963 and Urban Areas Act 1975, added the officer.
The Deputy Commissioner,
Mr R P Bhardwaj informed that the state government had already declared
the area around Gurgaon and Manesar controlled
and urban areas under the
provisions of Punjab Scheduled
Roads and Controlled Areas Restrictions of Unregulated Development Act
1963 and Haryana Development and Regulation of Urban Areas Act 1975.
The HUDA administrator further
said that another builder Silverglads Holdings Pvt. Ltd, claiming to be
developing Tarudhan Velly Golf Homes (Home Project) near ITC Golf Course
on Naurangpur Taoru Road, around 20 km away from the city, was collecting
money from the public.
Mr Gupta has directed the
DTP (Enforcement), Mr B.B.L.Kaushik, to inspect the site and take legal
action against the miscreants.
The DC appealed to the public
to beware of such colonizers and property dealers who are booking the residential
plots illegally in the controlled areas, especially in Manesar, Sohna and
Gurgaon.
Mr Gutpa added that on the
direction of the Haryana Chief Minister, Mr Bhupinder Singh Hooda, HUDA
had also taken various steps to ensure that the residential areas are not
being converted into commercial use as it had happened in Delhi.
HUDA had already launched
a drive in DLF City and Sector 14 to check the commercial use of residential
properties, added the officer.
The department would even
resume the properties if the owner does not stop the commercial use of
residential properties, warned Mr
Gupta.
